The kicker? The development will offer just nine <a href=\"https:\/\/www.myparkingpermit.com\/resident-parking-signs\/reserved-parking-sign\/sku-k-2692\">parking spaces<\/a>.<\/p>\n<p>The proposal takes advantage of a local ordinance passed last year that lowers the required number of parking spots for buildings near transit stations; such new construction is called <a href=\"https:\/\/www.tod.org\/\">transit-oriented development<\/a> (TOD). The majority of Chicago\u2019s regulations require developers of most new residential buildings to provide a large amount of off-street car parking, which city planners argue isn\u2019t critical in areas where users have easy access to public transit.<\/p>\n<p>&nbsp;<\/p>\n<div id=\"attachment_2284\" style=\"width: 510px\" class=\"wp-caption aligncenter\"><a href=\"https:\/\/www.myparkingpermit.com/blog\/wp-content\/uploads\/2014\/03\/552783005_f570af6ea1.jpg\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-2284\" class=\"size-full wp-image-2284\" src=\"https:\/\/www.myparkingpermit.com/blog\/wp-content\/uploads\/2014\/03\/552783005_f570af6ea1.jpg\" alt=\"Paulina el station, Chicago\" width=\"500\" height=\"324\" srcset=\"https:\/\/www.myparkingpermit.com/blog\/wp-content\/uploads\/2014\/03\/552783005_f570af6ea1.jpg 500w, https:\/\/www.myparkingpermit.com/blog\/wp-content\/uploads\/2014\/03\/552783005_f570af6ea1-300x194.jpg 300w\" sizes=\"auto, (max-width: 500px) 100vw, 500px\" \/><\/a><p id=\"caption-attachment-2284\" class=\"wp-caption-text\">This humble el station &#8211; Paulina, in Chicago &#8211; is kickstarting Transit Oriented Development, and saving acres of parking space. Previously, one parking spot per unit would\u2019ve been required under Chicago\u2019s old zoning ordinance, which would\u2019ve meant 31 to 48 parking spaces, since Centrum is planning for that number of apartments, as well as 6,000 square feet of first-floor retail.<\/p>\n<p>The TOD ordinance allows just half as many spaces at developments within 600 feet of a transit station, but Centrum has requested a variance from 47<sup>th<\/sup> Ward Alderman Ameya Pawar that will bring the number of required spaces to just nine. Pawar has hinted his approval.<\/p>\n<p>However, the project has received criticism from neighbors convinced that adding more housing to the area demands more parking. \u201cThe opposition is small but vocal,\u201d says Graham Palmer, a principal at Centrum. \u201cAs the developer, we\u2019re the ones who are willing to invest a lot of money into this space that doesn\u2019t have parking, and if we can\u2019t lease it, that\u2019s our problem.\u201d<\/p>\n<p>Palmer does believe that Centrum will be able to lease the units, though. \u201cMany people who live close to a train are doing so because they don\u2019t have a car,\u201d he says. \u201cIf you look at listings, housing near transit is more expensive, but people can afford to pay for it because they don\u2019t have the expenses that come from financing a car, gas, maintenance, you name it.\u201d<\/p>\n<p>He continues, voicing support of the city\u2019s TOD policies: \u201cStatistics show that when you build an apartment near transit, there might be parking spaces, but they\u2019re generally underutilized. Even for buildings far from transit, the one-to-one parking requirements might not really be necessary.\u201d<\/p>\n<p>Currently, Alderman Pawar is waiting to hear from the West Lakeview Neighbors and the Roscoe Neighbors on the project.
