Such an effort is especially critical because the city owns hardly any parking in the area and, according to a study by <a href=\"https:\/\/downtowndallas.com\/#\/main\/home\">Downtown Dallas Inc.<\/a>, those who do own parking there tend to operate independently of one another.<\/p>\n<p>That lack of cooperation means possibilities like shared parking don\u2019t materialize, but urban planners believe shared parking may be a good fit for Dallas. A city planning tool, shared parking recognizes that many lots and garages are full for just part of the day. Office parking lots, for instance, sit empty at night, while those for multifamily residences are empty during the day, when tenants are at work. If buildings with compatible needs share their spaces, then fewer total spots are necessary, planners argue. Cities in California, such as and San Diego, as well as Alexandria, Virginia, have already implemented shared parking.<\/p>\n<p>It may be an especially good option for Dallas, which has a surfeit of surface lots: they comprise roughly 13 percent of land downtown. That fact makes mass transit a less appealing option for visitors and the area less friendly to pedestrians, circumstances that prevent the district from realizing a more urban future, says city planner and designer Patrick Kennedy.<\/p>\n<p>\u201cWe need to get away from the idea that convenience is tied to parking,\u201d he said. \u201cI live downtown, and convenient for me is walking down the street to a restaurant.\u201d<\/p>\n<div id=\"attachment_2187\" style=\"width: 510px\" class=\"wp-caption aligncenter\"><a href=\"https:\/\/www.myparkingpermit.com/blog\/wp-content\/uploads\/2014\/01\/american-airlines-center.jpg\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-2187\" class=\"size-full wp-image-2187\" src=\"https:\/\/www.myparkingpermit.com/blog\/wp-content\/uploads\/2014\/01\/american-airlines-center.jpg\" alt=\"American Airlines center Dallas Texas\" width=\"500\" height=\"234\" srcset=\"https:\/\/www.myparkingpermit.com/blog\/wp-content\/uploads\/2014\/01\/american-airlines-center.jpg 500w, https:\/\/www.myparkingpermit.com/blog\/wp-content\/uploads\/2014\/01\/american-airlines-center-300x140.jpg 300w\" sizes=\"auto, (max-width: 500px) 100vw, 500px\" \/><\/a><p id=\"caption-attachment-2187\" class=\"wp-caption-text\">The contrast between available supply and motorist complaints leads experts to believe that Dallas&#8217;s parking isn&#8217;t being used efficiently. This image of the American Airlines Center comes from Flickr&#8217;s <a href=\"https:\/\/www.flickr.com\/photos\/attawayjl\/\">Jeff Attaway<\/a>.<\/p><\/div>\n<p>Condos, eateries, shops, and parks could replace today\u2019s surface lots, he argues, giving downtown Dallas streetscapes more like the dense urban environments of Boston or San Francisco.<\/p>\n<p>But until the district \u201cbecomes so cool that everyone wants to be there, nobody is going to pay extra just to be downtown and to have additional hassles,\u201d said developer Ken Good, who recently purchased the Hartford Building, office space located at the parking-deficient intersection of Bryan and St. Paul streets.<\/p>\n<p>He\u2019s having trouble finding affordable parking for some of his tenants: the adjoining <a href=\"https:\/\/www.myparkingpermit.com\/signs\/parking-garage-with-left-arrow-sign\/sku-k-8446-l\">garage<\/a> raised its monthly rate for a space from $85 to $200, while another lot nearby raised its monthly rate from $119 to $149.
